McCracken Building - Eugene, Oregon

Old meets new in this refurbished historic building. The McCracken Building, built in 1946, has been transformed into a modern office building, while retaining the historic elements that give it charm. A majority of the numerous industrial garage doors were retained so the character remains. Simple entrance plantings recall the previous industrial use of the building. Retail occupies the first floor and offices the second floor. Long docks evoking the industrial heritage lead visitors into the main entrances.

The McCracken building was renovated using many principles outlined by the U.S. Green Building Council. A portion of the existing parking lot was replaced by an expansive bioswale, simultaneously reducing the percentage of impervious surface and providing onsite treatment for stormwater runoff from the roof and parking lot. Native grasses and forbs lining the bioswale promote on-site filtration and infiltration. A number of large canopy trees planted throughout the parking lot provide shade and reduce the heat island effect. Bicycle storage and a shower are provided within the building to encourage alternative transportation.
